Property Search

We have been established to support the “buyer” we are not to be confused with estate agents. We offer a discreet professional service to clients who are looking for a property or land in Lunigiana. We are a small team of professionals offering an initial consultation and a much more individual service. This service is aimed at clients who do not have time to spend searching themselves and want to eliminate potential problems.

With our trusted team of contacts, we are in the position to find a home or investment, within budget and to fit our clients criteria. We explain the buying process and assist with opening bank accounts and obtaining the necessary, Codice Fiscale. We are very familiar with the area, and so are in a position to direct our clients with regard to other information and help.

Once a suitable property has been found we continue our service guiding our clients through the buying process and up to the final document, (the Rogita).

We hope to continue our relationship in the future if other services are required, such as project managing, garden or house maintenance, sourcing of builders, materials, interior design, help with buying furniture, bedlinen and other household items. We also have an associate who can assist with the connection of telephones, electricity and other services.

It is achieved by working closely with our wonderful, local artisans who not only have the individual flair and ability, but also, a great passion for their work.

Property Management

Our service is tailored to individual requirement, designed to give you peace of mind in your absence. There are no hidden fees, once we have met and discussed your needs we follow up with a detailed breakdown of costs. You will be invoiced for each of our property management services which will include services completed, timescales, and fees. Payment is required upon reciept of invoice. We are happy to offer 'one off' or ongoing services.
These services include:

Key holding property check followed by email report and photographs where necessary
General property maintenance
Change over and client greeting
Point of contact in case of emergency
Local produce welcome basket
Bathroom basket, soap, shower gel, shampoo and conditioner
Cleaning
Laundry
Gardening and watering service
Photographic diary and emails to follow building projects

We can also organise and design parties, sourcing stunning venues from Tuscan Villa's to Olive groves. Including beautiful flowers, homegrown produce and local wine. We believe every aspect of an occasion should be considered, whether it's a meal for two or a wedding reception we pride ourselves in offering something truly memorable.
We have our own graphic artist offering bespoke hand made invitations, cards and menus.

The Process and Our Fees

Initially, we offer a consultation to establish our clients budget and requirements. Once you are happy and your wish list is complete, we will start to find a property on your behalf. Upon receipt of our fee, we follow up with a letter of confirmation, including the terms of our commitment to you, the client. Our fee is dependant on the level of service you need.

When a property or number of properties have been found and viewed by us, we contact our client to arrange a viewing trip. If necessary we can book accommodation. We are happy to meet all our clients either when they arrive or directly from the airport if desired. Your schedual is discussed and appointments made to run through the portfolio before viewing.

Once a suitable property has been selected, we assist with the opening of a bank account, and accompany you to obtain your Codice Fiscale. We also assist with any other professionals needed in securing your property, ie, you may want a Geometra to look at the structural state of the property. Our role is to source a suitable property for our client, it must be stated that we are not in any way a legal body. However, we work with a trusted legal team, and can therefore point our client in the right direction.
